As an Asset Manager, you will be responsible for leading commercial and development analysis and assessment of leasing opportunities using pricing logic and analysis skills to create market
justifiable offers to win new business. You will be required to coordinate, prepare and finely scrutinise financial models and the inputs that drive our development decisions. This will include preparation of reports covering cash flows, Capex & Opex, revenue, IRR, and sensitivity analysis and prepare reports for these. Additionally, you will be required to prepare presentations and investment and development cases for the Investment Board and DCS Board to support new deals, investments, acquisitions, and development decisions.
Job Summary
In this role, you will support other areas of the business, including the Development team on financial feasibilities for new site acquisitions and expansion of existing sites. You will take the lead in preparing site business plans, lease and churn analysis, and will evaluate, coordinate and present commercial proposals for new opportunities and renewals, offering commercially viable and accretive proposals.
As an Asset Manager, you will perform asset management duties for the Colt DCS Portfolio. You will enforce site fill strategies, look at opportunities to increase revenues for the site, and coordinate
and scrutinize capacity and vacancy reports, ensuring technical teams are supported where required. Additionally, you will report Real Estate KPIs for the Colt DCS portfolio, including WALT, vacancy,
pricing, market trends, top customers, lease expiries, etc.
A key responsibility will be to create market and trend analysis for UK data centre property markets. This will include maintaining a competitor database that captures supply both
existing and forecasted.

• Bachelor’s degree in Real Estate, Finance, or related field.
• At least 5 years of experience in real estate, preferably within the data centre or technology industry.
• Strong analytical skills, including the ability to create complex financial models.
• Excellent communication and interpersonal skills, with the ability to liaise with senior stakeholders.
• Experience in presenting to and working with investment boards and other senior leadership teams.
• Understanding of real estate leasing and development processes.
• Ability to work independently and prioritize workload effectively.
• Proficient in Microsoft Excel, PowerPoint, and Word.
• Understanding of real estate lease contracts and related legal issues
