Development Director

Role Purpose

This position is responsible for two key functions in the corporate real estate company:

• Acquiring freehold land to develop hyperscale data centres and coordinating with other areas of the business to develop potential future opportunities for land acquisition and expansion to meet the company’s business strategy and changing market. 
• Develop existing and newly acquired land within the APAC region centralising in Japan from the initial concept and the development of the principle business case to planning and through to completion in line with the overall business strategy of rapid expansion across APAC and Europe.

Responsibilities

Reporting into: Head of Delivery, Japan

Responsible for leading the development and execution of all aspects of the development process and associated disciplines necessary to progress and successfully deliver a portfolio of hyperscale data centre development projects within the predetermined time frames, whilst achieving/ exceeding the quality, performance and financial parameters outlined in the business case.

Leading cross-functional teams across design, delivery, and procurement to deliver multiple development programmes successfully to tender.

Management

• Hold the day to day responsibility for the management, coordination and driving of all aspects of the development process within the region.
• Proactively review risk, progress and opportunity whilst having a strong commercial mindset.
• Be accountable for all of the associated disciplines necessary to progress and successfully deliver the projects within predetermined time frames, whilst achieving/exceeding the quality, performance and financial parameters.
• Lead the procurement of all required consultants and advisors within the region.
• Monitor political, regulatory, and competitive environment and devise near-term and long-term strategic plans.
• Provide clear leadership to the multidisciplinary process of determining the program, scope, quality and design of projects.
• Be responsible for all budgets, including the management of change control, preparation of business cases and funding requests and final commercial handover into “Colt Delivery” at the appropriate gateway.
• Monitor, contribute and actively promote the delivery of projects in line with the company’s PMO delivery process.
• Constantly review commercial and reputational risk and manage and promote mitigation and management of program risk.
