Role Overview

We're seeking a dynamic executive to lead and develop our high-performing Delivery team in India, based in Mumbai. This pivotal role oversees projects nationwide, spearheading a significant investment of $2 billion over the next decade. Our ambitious roadmap entails the delivery of 100 MW IT load high-quality hyperscale data centres in Mumbai and Chennai.

Reporting directly to the Country Head for India, and working closely with our Global Senior Director of Design & Construction, you'll be instrumental in driving success. Leading the Mumbai Delivery team, you'll manage design, project, programme, commercial, and procurement aspects of all DCS data centre construction, including greenfield projects and potential brownfield retrofits/conversions.

As the Regional Head of Delivery, your mandate is clear: deliver all projects with professionalism, meeting agreed scope, timescales, and budgets to ensure 100% customer satisfaction upon handover. Compliance with customer and local requirements, as well as ensuring safe and reliable operations, are paramount. Upholding robust governance, accountability, and integrity is non-negotiable in executing your duties.

Key Accountabilities

  • Reporting to the Major Build Steering Committee (schedule, cost, scope, key risks and actions / issues / decisions required).
  • Coordinating with key stakeholders including Development / Investment team, Design, Operations, Finance, Procurement, Sales and Legal
  • Reporting to the Global Director of design & Construction on the status of the development and driving any key decisions.
  • Act as point of escalation within the project team.  Reporting all risks, issues, changes etc. to the Global Director of Design and  Construction,  All decisions that impact time, cost or quality will need to be approved by the Global Director of Design and  Construction, who in turn may escalate to the Major Build Steering Committee.
  • Drive team engagement and sustainability through resource management, staff development and training and the development of tools, process and governance to increase organizational efficiency.
  • Act as the point of escalation and lead figure with the external partners engaged, specifically the General Contractors and ensure a strong relationship is cultivated and maintained through the project lifecycle.
  • Lead and Mentor the team to facilitate growth and successful outcomes on individual and company goals and objectives

Design & Engineering

  • Work with the local engineering team to ensure that our Employer Requirements document (Design Brief) is continuously updated to capture the business requirements for customers in India and reflects the principles of the Global Reference Design which is owned by the Global Engineering team.
  • Ensure that our designs meet operational maintainability requirements with no single points of failures.
  • Ensure that our designs take into account local health and safety standards.
  • Drive the team to ensure lower total cost of ownership by evolving our designs and incorporating new technologies appropriate to the local market
  • Assist the Engineering team in assessing and making design decisions with a commercial and risk-oriented mindset and in a timely manner
  • Ensure that our Design Managers provide appropriate oversight of our external design consultants and that all deliverables meet our Design Brie.

 

Delivery

  • Delivery of the project in accordance with the defined strategy, governance and process.
  • Support the team in the day to day management of the Indian projects; liaising with the project management and virtual teams across all disciplines and functions to ensure effective and efficient delivery of the project.
  • Ownership and oversight of the budget and associated cost reporting.
  • Ownership and oversight of the project master programme and associated progress reporting.  Ensure Project Managers are tracking progress on the plan as part of the agreed reporting cycle.
  • Convening and chairing regular team meetings and progress review meetings; ensuring that the Project teams records all actions, decisions etc.
  • Ensure that the Project Managers comply with document management system; using the BiM360 tool  and storing ALL project-related documentation in this area.
  • Spend time on-sites with the Project participants to ensure appropriate level of hands-on oversight
  • Ensure that Cost Managers properly implement robust change control process throughout the project lifecycle.
  • Financial reports (in the pre-defined standard format) covering contract costs, budget forecasts, changes, invoicing / receipting and payments
  • Ensuring the Project Managers are producing, managing and updating the Risk and Issues Register with input from all members of the project team throughout the entire project lifecycle.
  • Progress and status reports (in the pre-defined standard format) to suit the agreed reporting cycle – Project Control Group, Project Steering Group and Major Build Steering Reports.
  • Ensure that the General Contractor delivers in accordance with the agreed programme and scope with high quality.
  • Ensure at all times the safe operation of the site during the project lifecycle.
  • Ensure that the Project Manager and Cost Manager adhere to strict governance over all purchase requisitions for the project as part of the financial control function and receipting accordingly.
  • Managing all consultant and General Contractor valuations and payments with support from Procurement and Cost Managers, as required.
  • Ensure that the Project participants (PMs, Cx specialist) properly oversee the SATs, IST and snagging activities on site.
  • Ensure that all project deliverables have been completed.
  • Ensure the project is accepted by the client with formal sign off, in accordance with the requirements of the contract.
  • Ensure the project is accepted into operation by the Operations team with formal sign off.
  • Ensure that the Project Managers maintain the lessons learnt register during the entire project lifecycle and the lessons learnt activity after project completion.
  • Ensure the Commercial and procurement team work and drive to ensure our contracts and procurement processes are robust and meet the business objectives

 

 

Skills & Experience

  • Experience in managing construction projects involving complex engineering services installations.
  • Experience of successfully delivering data centre or complex technical building projects
  • Technical knowledge of construction, mechanical and electrical services, controls (BMS) and security installations.
  • An in-depth understanding of the technical, procedural, contractual and commercial aspects of project delivery
  • Experience of working in a global team at senior level.  Interacting with a multi-cultural, “virtual” team across a wide geography.
  • Experience and understanding of procuring supply and construction contracts.
  • Experience with direct procurement of mechanical & electrical equipment (versus indirect procurement via general contractors)
  • Experience of managing local and remotely based collaborative, multi-disciplinary teams.
  • Impressive communication skills are required (written and verbal).
  • Methodical and highly organised
  • Ability to manage scope, cost, programme, quality and risks to deliver business goals; a problem solver.
  • Ability  to apply due process and governance when managing complex projects from ‘end-to-end’ through all key stages from initiation to handover and closure.
  • Ability to formulate and implement a clear strategy for project delivery through all stages.
  • Expertise in financial management, programme management and managing project dependencies and risks
  • Ability to provide high quality and accurate reports, programmes and cost forecasts.
  • A high degree of project management and co-ordination skills to maximise available resources; add value; deliver to milestones; drive to closure and exceed customer expectations.
  • Ability to work and contribute to a virtual team, being influential whilst recognising other disciplines expertise to support.
  • Ability to communicate effectively at all levels.  Being succinct at a Senior Management level, whilst inspiring confidence and trust.  Being collaborative and inclusive at direct and virtual team level.
  • Strong Microsoft Excel & Project skills
